Matt Lenzie founded Stabilisation Finance after more than 25 years arranging property and trading-business finance across the UK. Over that time he has structured and placed more than £500 million of funding, from single-asset bridges and refinances to ground-up developments and their take-out onto stabilised investment debt.

Much of that career was spent on the lender's side of the table, which is where the relationships come from. He knows how the specialist desks underwrite the stabilisation window: how they read day-one value against stabilised value, how they treat occupancy, lease-up and the income ramp, where they set debt yield and interest cover, and how they price the difference between a development site, a lease-up and a stabilised standing asset. That is the difference between an introduction and a funded deal.

Every enquiry is read, structured and taken to market by Matt himself. There is no junior desk and no hand-off. Developers, investors and operators deal directly with the person arranging their finance.

What we do

We arrange the finance that carries property through the stabilisation window across the UK. We read the asset, the income ramp and the exit, take the case to the lenders most likely to fund the lease-up, and place the facility that funds the development exit, stabilisation, lease-up or refinance position you need. We work across stabilisation bridges, development exit finance, lease-up and bridge-to-term finance, cash-out refinance, senior investment term loans, and mezzanine and equity.

We are an arranger and introducer, not a lender. We are paid to find the developer, investor or operator the right facility, so our incentive sits with the borrower rather than any one funder. This is finance against the asset and its income, structured to reach stabilised income and a clean exit, not a regulated home loan.

Why the stabilisation window needs specialist knowledge

The lease-up window is not underwritten like a standard term loan. The specialist desks read the gap between day-one value and stabilised value, the credibility of the lease-up or trading ramp, the debt yield and interest cover the stabilised income will support, and the strength of the exit beneath the bridge. Every asset class ramps differently: a build-to-rent block leases up over months, a hotel ramps trading over a couple of years, a self-storage store fills over several. Knowing which lender funds which asset class through stabilisation, at what leverage and on what terms, is the difference between a deal that funds and one that stalls.
